Four positions on one gradient
On the water
Barrier island sand at Port Aransas, which does not shrink or swell at all, and bay margin ground at Rockport where the water moderates the extremes. The narrowest annual swing in the region, and the places where the usual regional explanation most often turns out not to apply.
Bayfront towns
Mixed ground with the bay still exerting some influence. Portland sits high and newer, with post-tensioned slabs common on the later streets. Ingleside runs two housing generations. Aransas Pass sits low with soil that changes character over a few blocks.

Inland clay
Out on the agricultural flat where Victoria clay runs deep and nothing interrupts it. No water nearby to moderate conditions and no sand to break it up. This is where the annual cycle is at its most straightforward, and where narrowing it does the most good.
The dry end
Further inland and further south, where the deficit runs longest. The Kingsville station records 30.38 inches a year against Corpus Christi's 31.76. Alice sits at the far end of the gradient, with the widest swing we work in and the fewest competing explanations.

There is not. One rate card covers every town listed here regardless of the drive, and the mileage stays on our side of the ledger. Where a rival number climbs with your postcode, the journey has been folded into a line and they can point at it.
Why organise by distance from the water?
Because the bay narrows the annual moisture swing and the swing is the mechanism. A property on Mustang Island and one at Alice face genuinely different conditions on the same regional clay map, and county boundaries do not track that at all.
Which group is worst?
Worst is the wrong frame. The inland towns have the widest swing, which also makes the cheap intervention most effective there. The coastal ones have less swing and more variability, which makes each individual lot harder to predict.
