Two things worth knowing before you dial

• Roughly what year the house was built. It decides whether a post-tensioned slab is likely and how many moisture cycles the structure has already been through
• Which season the trouble showed up in. Damage that appeared during a dry stretch behaves like clay; damage that ignored the seasons entirely behaves like plumbing

Neither is required. Both shorten the visit considerably and improve what the specialist can tell you at the end of it.

In a state where no register exists to look anybody up on, printing an address to seem more established would be precisely the sort of unverifiable signal the rest of this site tells you to distrust.

A local specialist calls you back to set a time, and how soon depends on their schedule. Tell them if something is visibly changing week to week. That pace is not a seasonal clay cycle, which moves slowly, so it points at a leak or a drainage failure and both are worth catching early.

Then bring the report. Ask the specialist to price against that scope rather than writing their own around it, which is the point of having one - every contractor is answering the same specification and you can compare bids properly.
