Corpus Christi Foundation Co. passes requests from five Coastal Bend counties to one independent local specialist: moisture stabilisation, pressed pilings, post-tensioned slab work, root barriers and under-slab leak assessment. Many local specialists don't charge for the first assessment; ask when they call. Ask for the cheapest effective option to be priced first.
What to price last
Pilings. Not because they are bad work, since they are the right answer on a great many houses, but because on this ground they are the fifth thing to consider rather than the first.
Before them come a measurement, a plumbing test somebody else performs, a moisture regime that costs a few hundred dollars, and a root barrier if a tree is the problem. Every one of those is cheaper, and two of them tell you something the expensive option never will.
A contractor who opens with underpinning on a house that has barely moved is not necessarily dishonest. They may simply have one product. But the outcome for the homeowner is the same either way.
Three things to be wary of
1. A quote without measuring. Everything here depends on relative floor elevations, and none of that is visible from a driveway. A number offered before the survey is either padded enough to survive being wrong or is going to change once the work has started.
2. A contractor performing the plumbing test they recommend. The party suggesting a test should not be the party producing the result. A licensed plumber should do it, and the foundation specialist should work from whatever they find.
3. A claimed credential that does not exist. Texas licenses nobody for this trade. Any company implying a state qualification is describing something imaginary, and what to check instead has its own page here.
What to ask for in writing
- Floor elevations before any price, and whether the first assessment is charged
- An assumed piling depth and a rate beyond it, written into the scope
- A per-piling log with depths and positions, plus before and after elevations
- A lift target as a number where lifting is proposed, agreed in advance
- A plain statement of which rung of the ladder you are on, including when the answer is the bottom one
What foundation repair here is actually competing with
Nothing, on a lot of houses. That is the awkward commercial fact behind this page. Where movement is seasonal and the floor is still close to level, the competition for a piling job is a soaker line and a timer, and the soaker line frequently wins on merit.
Elsewhere in this trade that is not true. On ground that fails suddenly there is no cheap thing to try first, so quoting the structural work immediately is simply correct. Here it is a choice, and the choice reveals what a company is optimising for.
Why this market rewards it
Because the mechanism here is a cycle rather than an event, and cycles can be managed. On ground that fails suddenly there is nothing cheap to try first. On ground that swings between wet and dry twice a year, narrowing the swing is a real intervention with a real price tag attached — and one that most quotes never mention.
See what that looks like in numbers on the cost guide, or what the visit itself involves on the assessment page.
Questions people put to us
How long has the specialist worked the Coastal Bend?
Ask them when they call. In a state with no licensing, a number nobody can check is worth precisely nothing, and typing one here would undercut the argument this page is making.
Is the specialist licensed or insured?
Ask the specialist who calls you back for their insurance certificate, and verify it with the insurer.
If the cheap fix is priced first, how does a contractor make money?
On the houses that genuinely need structural work, which is plenty of them. What they lose is the ones that did not, and those were never theirs to take. A business built on selling pilings to houses that needed a soaker hose is a business with a short memory.
Are you engineers?
We are not engineers, and neither is the foundation specialist. A repair contractor does not issue engineering reports, perform soil borings, or certify structures, and on substantial jobs it is worth hiring an independent structural engineer precisely because they have no stake in the repair.
Book a Corpus Christi foundation assessment
Two things help most before the specialist gets there: roughly what year the house went up, and whether the trouble showed up during a dry spell or after heavy rain. On this ground the season it appeared in narrows the cause faster than the size of any crack does. You get a call back from a local specialist who serves Corpus Christi.
